Enhancing Guildford's Community

  • What types and sizes of homes will there be?

    There will be a mix of homes to suit different households, including:

    • 1-bedroom homes: 40
    • 2-bedroom homes: 103
    • 3-bedroom homes: 35
    • 4-bedroom homes: 9

    The development includes both houses and apartments, providing a range of options for individuals, couples and families.

  • How tall will the buildings be?

    Building heights have been carefully planned to fit the surrounding area:

    • Houses will generally be 2 or 3 storeys. 
    • Apartment buildings will be 3 to 4 storeys

    The taller buildings are mainly located along the main movement route through the site, with lower buildings elsewhere. All buildings comply with the approved building height limits for the site.

  • How has parking been worked out?

    Parking has been planned in line with local planning policy and the site’s sustainable transport approach. The parking strategy is is considered appropriate for the number and type of homes proposed, especially given the strong focus on sustainable travel and public transport.

  • Are any new community facilities being provided?

    Included in Phase 3 contributes are new and improved community spaces, such as: 

    • Public open spaces and green areas
    • The retained Pump House will provide community and local uses in the future. 
    • Children’s play areas
    • Landscaped walking and cycling routes along the River Wey.

About Phase 3


The Phase 3 development area currently includes the Guildford Borough Council depot and part of the Thames Water land. Planning permission has been granted to turn this area into a mix of homes, green spaces, and community areas, along with new shops, improved roads, and better infrastructure for everyone.


To make way for the new homes and community areas, a new council depot and Thames Water sewage facility are being built. Once these facilities are moved, the current land will be cleared and used for new housing.


Type of housing


  • There will be 187 new homes.
  • Of these, 40% (75 homes) will be affordable housing. 60% market housing (112 homes) will be market rent.
  • There will be a mix of housing types, such as apartments and townhouses. It includes buildings up to 4 storeys and areas of lower-rise housing to integrate with existing residential surroundings.
  • The architectural design aims to reflect the industrial waterfront character, incorporating elements like the retained Pump House.


Parking

  • Total spaces: 187
  • Un-allocated residential parking spaces: 170 (including 9 disabled bays)
  • Visitor parking spaces: 9
  • Car club space: 1
  • Pump House (future community use):7


Timescales

  • Phase 3 is planned to align with the relocation of the council depot. 
  • The Pump House will remain in use until 2027. 
  • This is a phased programme, some buildings will not be built until Phase 4 infrastructure is in place.
